We do work with outside vendors for a maintenance. We help screen service calls and try to walk tenants over the phone through common situations. The tenants are responsible for all basic maintenance such as cleaning, trash removal, mowing, weed eating, changing air filters, basic pest control, changing light bulbs etc... If anything above a small standard maintenance issue should arise, we will notify you to get permission to move forward. If we are unable to reach you, we do proceed forward if it is necessary or an emergency such as no water, no heat and not air. By law, these are things we must provide to them. We dispatch out vendors whom we have worked with. We would send out anyone you prefer and have noted in your file. We do have them bill you directly.
In addition, we have built an excellent reputation for responsiveness to service; which has helped us forge lasting relationships with a broad range of tenants. Our strength of retaining existing tenants and attracting new tenants is clear evidence of the level of service we provide. Communication is key and we strive to key that line of communication flowing.
You can take be relieved to know that our experience over the years has made us as strong as we are today and that is an important key to your success with property management. If you ever want to grow your portfolio, we have a team of licensed agents here in our office that we work closely with that would be more than happy to help. There is a shortage of good rental properties in our area and we do need more in our inventory to \meet the demand in our communities. McMinn, Meigs and Monore County all are experiencing a large shortage of single and multi family homes. Contact us about checking into this if it is something that you have considered.
Have you heard of a property managers offering "In House Maintenance" to property owners a one-stop shop for their property needs?
This is a new trend moving across the country. The simply ask their property managers to take care of the repairs.
Although this sounds like a good idea in theory, this approach can actually be detrimental to property owners.
Here are a few reasons why you should be wary about property management companies with their own maintenance department:
- The work is often sub-par. You want someone who does it all the time. You could get overcharged for the quality of work. Property management companies pay their in-house maintenance staff members by the hour. The markup on in-house maintenance can be huge. And how do you know it is being done right? They could be seeking repairs in order to cover the expense of having a maintenance man.
- You could lose the freedom to choose your own contractors. Do you have a trusted friend, family member or colleague that you’d like to make the repairs on your property?
- The work isn’t usually warrantied. Third-party vendors guarantee their work. If something isn’t working the way it should after a repair, the contractor will fix it for free. That’s not usually the case with in-house maintenance staff.
Why We Use Third-Party Contractors for Maintenance
We think the in-house maintenance model is broken because it focuses on making money for the property management company and it doesn’t benefit the property owners.
We want to do the best job we can to maintain the value of your property. That’s why we hire third-party contractors for all of our maintenance work.
Here’s what this means:
Higher quality of work. We hire specialists for each maintenance job. That means you’re always getting the right vendor for each job. And, because the work is guaranteed, the contractor will come back out until everything is working properly. We work with the best around town that service our community. If they stop producing quality work, we stop working with them. You can pick any vendor you like or we’ll recommend one from our list of preferred contractors. They want our volume of business and often compete to get it. That give you the edge with Better and competitive pricing.
